The project was sited in the confines of a live 132 kV electrical substation environment. The construction enabling works required the demolition of the existing two storey switch house. The first phase required the removal of asbestos containing materials from the structure of the existing building and post demolition of the building, followed by the construction of a sheet piled retaining wall with a reinforced concrete capping beam to the perimeter of the site.

The secondary construction phase included, concrete foundations, installation of surface water drainage system, and the construction of the new two-storey steel portal frame & cladding switch house building with high-speed roller shutter doors, providing high-load floor space of 3,200 sq ft.
